The short answer

A smooth move in Dubai comes down to one thing: starting early and working a list. Begin at least 4 weeks out (6–8 weeks in the busy summer), book a licensed mover after a free survey, transfer your DEWA and Ejari in good time, sort your move-in permit and service lift, then pack room by room. This guide is that list, broken into a clear week-by-week plan so nothing slips through the cracks and moving day is the easy part.

When to Start Planning Your Move in Dubai

The single biggest cause of moving-day stress in Dubai is leaving things too late. Service lifts get booked, movers fill their calendars, and DEWA transfers need a couple of days to process. As a rule, give yourself four weeks for a straightforward apartment move and six to eight weeks for a villa or a move during the peak May–September window, when demand and prices climb.

Here is the timeline at a glance. The detailed checklist for each phase follows below.

4+ Weeks Out

Set your dates and budget, book a free survey, choose a licensed mover, and start decluttering.

3 Weeks Out

Finish decluttering, sell or donate what you are not taking, and order any extra packing materials.

2 Weeks Out

Register Ejari, arrange the DEWA Move-To transfer, set up internet, and book your move-in permit and service lift.

1 Week & Moving Day

Pack non-essentials, label boxes by room, prepare an essentials box, then supervise, inspect, and settle in.

4+ Weeks Before: Plan, Budget & Book

This is the most important phase. Get it right and everything afterwards is mechanical. The goal is to lock in your dates, your budget, and your moving company before the calendar fills up.

Confirm your move-out and move-in dates

Coordinate key handover with your landlord or agent, and try to overlap a day or two so you are not moving and cleaning on the same morning.

Set a realistic budget — including deposits

The mover is only part of the cost. Budget a buffer of AED 3,000–6,000 for DEWA, Ejari, and refundable deposits if you are changing landlords. See our full cost breakdown below.

Book a free in-home or video survey

No serious company quotes a full move sight-unseen. A survey turns a rough estimate into a fixed, written price.

Compare written, itemised quotes

Get at least three quotes on identical scope. Packing, labour, transport, materials, and assembly should each be a line item.

Check licensing and insurance

Ask to see a valid UAE trade licence and transit insurance. If a company will not show them, walk away.

Start the declutter

Every item you sell, donate, or bin is one you do not pay to pack and move. A serious clear-out can shave a whole tier off your quote.

2 Weeks Before: DEWA, Ejari & Utilities

This is the part of moving in Dubai that catches newcomers out. Before you can switch the lights on in your new home, a short chain of registrations and transfers needs to be done in the right order. Handle these about two weeks out and you will avoid arriving to a dark, unconnected home.

Register Ejari

Your tenancy contract must be registered with Ejari (around AED 220). You will need the Ejari number to activate or transfer utilities, so do this first.

Transfer DEWA (Move-To)

Use the DEWA app or website. Log in with your DEWA ID or UAE Pass, enter the new Ejari and premise number, add your current account number, and set the move-out date. Your refundable deposit moves with you.

Cover the deposit difference

DEWA deposits are roughly AED 2,000 for apartments and AED 4,000 for villas. Moving from a flat to a villa means topping up the difference; the rest carries over.

Arrange internet

Internet comes from du or e& (Etisalat), not DEWA. Book the transfer or new connection early — engineer slots fill up, especially mid-month.

Book the move-in permit & service lift

Many towers and communities require a move-in or move-out permit and an advance lift booking, sometimes with a refundable damage deposit. Confirm with building management.

Chiller / cooling account

If your building uses district cooling (Empower, Emicool, Tabreed), transfer or open that account separately — it is not part of DEWA.

Order matters

Ejari first, then DEWA, then internet and permits. Skipping the Ejari step is the most common reason a DEWA transfer stalls. And do not forget to formally close your old DEWA account after the move — simply leaving keeps the meter billing in your name and holds your deposit refund.

If your new home is not ready on handover day, short-term storage solutions bridge the gap and are far cheaper than a rushed double move.

1 Week Before: Packing the Smart Way

Whether you are packing yourself or letting the professionals handle it, the system is the same: work room by room, pack what you use least first, and label everything by destination room. If you have booked full-service packing, your job here is simply to sort and stay out of the way.

01

Pack room by room, least-used first

Start with storage, guest rooms, and out-of-season items. Leave the kitchen and bedroom essentials for last so daily life keeps running until the day before.

02

Label every box by room and contents

Write the destination room and a one-line summary on the top and one side of each box. This is what makes unloading fast and stops boxes ending up in the wrong room.

03

Protect fragile and high-value items

Glassware, mirrors, artwork, TVs, and electronics need proper wrapping and sturdy boxes. If a mover treats everything the same, breakage risk goes up — insist on proper materials.

04

Prepare an essentials box

Chargers, medications, documents, a change of clothes, toiletries, basic tools, bedding, snacks, and water. Keep it with you, not on the truck, so your first night is comfortable.

Heavy or awkward items — wardrobes, beds, large appliances — are best left to the crew. Our furniture moving service covers dismantling, protection, transport, and reassembly, and our apartment movers page sets out exactly what a full-service pack includes.

Moving Day: Your Hour-by-Hour Checklist

With the planning done, moving day should run on rails. Your role shifts from organiser to supervisor — guide the crew, protect the details, and check before you sign.

Be ready before the crew arrives — last boxes sealed, essentials box set aside
Walk the team through fragile, valuable, and "do not pack" items
Keep documents, keys, and valuables on you, never on the truck
Do a final walkthrough of the old home — cupboards, balconies, storage, AC filters
At the new home, confirm boxes go to the right room as they come off the truck
Check the inventory and inspect for any damage before the crew leaves
Test the lights, water, and AC before you settle in for the night

After the Move: Settling In & Closing the Loop

The move is not finished when the truck leaves. A few admin tasks in the first week protect your deposits and tie up loose ends.

1

Unpack essentials first

Bathroom, kitchen, and bedroom before anything else. You can live out of a few boxes for a week, but you need a working bathroom and a made bed on night one.

2

Close your old DEWA account

Moving out does not close it. Formally close the account to trigger your deposit refund and stop billing on the old address.

3

Recover refundable deposits

Service-lift and damage deposits at both buildings are refundable — follow up so they actually come back to you.

4

Update your address

Bank, RTA, insurance, deliveries, and your employer. A quick afternoon now saves missed mail and admin headaches later.

5

Handle end-of-tenancy obligations

Most Dubai tenancies require professional cleaning and repainting at the old home. Budget AED 500–2,500 and book early to protect your security deposit.

6

Inspect the new home properly

Check for plumbing, wiring, or AC issues and report them to the landlord in writing within the first few days, before they become "your" problem.

Common Moving Mistakes to Avoid in Dubai

Booking the move less than a week out and paying urgency surcharges
Forgetting to register Ejari before starting the DEWA transfer
Not booking the service lift and move-in permit in advance
Choosing the cheapest quote without checking licensing and insurance
Skipping the free survey and getting a price that changes on the day
Leaving the old DEWA account open and losing the deposit refund
Packing fragile items in flimsy boxes without proper protection
Overlooking end-of-tenancy cleaning and painting obligations

Frequently Asked Questions

When should I start planning a move in Dubai?

Start at least 4 weeks before your move date, and 6–8 weeks ahead during the busy May–September period or year-end. Early planning lets you book a licensed mover, secure your date, register Ejari, transfer DEWA, and arrange move-in permits without last-minute surcharges.

How do I transfer my DEWA account when moving in Dubai?

Use the DEWA Move-To service in the app or website. Log in with your DEWA ID or UAE Pass, enter the Ejari and premise number of your new home, add your current contract account number, and set your move-out date. Your refundable deposit moves with you, though villas require a higher deposit than apartments.

Do I need a permit to move into my building in Dubai?

Many towers and gated communities require a move-in or move-out permit and an advance service-lift booking, often with a refundable damage deposit. Confirm the rules with building management a few days before the move — or let B2H Movers arrange it for you.

What should go in my moving-day essentials box?

Phone chargers, medications, important documents, a change of clothes, toiletries, basic tools, bedding, snacks, and water. Keep it with you rather than on the truck so your first night in the new home is comfortable.

How far in advance should I book movers in Dubai?

Book 2–4 weeks ahead for a standard move and earlier during peak summer or month-end. At minimum, book 5–7 days out to avoid urgency surcharges and get the right crew size. Contact B2H Movers for a free survey and a written, itemised quote.
